Terms and Conditions and Scope of Work
Thank you for considering our company for your Local Law 152 inspection service!
Our Scope of Work:
1. Conduct (1) local law 152 inspection.
2. Provide the GPS-1 report for every building to the owner.
3. Provide the GPS-2 certificate to building owner.
4. File the GPS-2 certificate with the department of buildings on behalf of the building owner.
Payment Terms:
Payment Due To Schedule Inspection
Full payment is required before our scheduling department will reach out to you to schedule your inspection.
Customer Contact Timeline:
Once payment is received, our team will contact you within 72 hours to confirm your appointment details and provide any additional information necessary for the inspection.
Payment Methods:
We accept the following payment methods: (credit card, bank transfer, check). Electronic payments can be made using our invoice link which you will receive from us via email and or text messaging upon accepting our estimate.
Cancellation Policy:
We understand that plans can change, and we aim to accommodate our clients as much as possible. However, due to the time and resources allocated to each project, the following cancellation policy applies:
Cancellations Made More Than 48 Business Hours in Advance
If you need to cancel your scheduled plumbing inspection, please notify us at least 48 business hours prior to your scheduled appointment. No cancellation fee will apply for cancellations made within this time frame. Our business hours are Monday through Friday, 9 AM to 5 PM excluding holidays.
Cancellations Made Within 48 Business Hours of the Appointment
If the customer cancels a scheduled appointment within 48 business hours of the appointment date and time, a $250.00 cancellation fee will apply. Business hours are Monday through Friday, 9:00 AM to 5:00 PM. Cancellations must be made during business hours to be considered valid notice.
Late Arrival Policy:
Upon arrival at the scheduled inspection, the inspector will wait a maximum of 30 minutes for access to the property. If access is not provided within that time, a $200.00 fee will be charged, and the inspector will have to leave the site. The appointment will then be considered a missed inspection subject to the cancellation fee.
If our team arrives at the site at the scheduled time and no one is present or available to provide access, it will be considered a no-show.
If you need to reschedule your appointment, we request that you do so at least 48 hours in advance. Rescheduling within 48 hours may be treated as a cancellation and subject to the terms outlined above.
Extenuating Circumstances:
We understand that unexpected emergencies can arise. If you have an extenuating circumstance that requires cancellation or rescheduling, please contact us immediately. We will evaluate these situations on a case-by-case basis.
Terms and Conditions:
In the event that a gas leak is identified during the plumbing inspection, the following terms and conditions apply:
Immediate Notification:
If a gas leak is detected, we are required by law and for safety purposes to immediately contact the appropriate utility company to report the issue.
On-Site Presence:
Our inspection team will remain on-site until the utility company arrives to assess and address the situation, ensuring the safety of the property and its occupants.
The time spent waiting on-site for the utility company will be billed at a pro-rated rate of $375 per hour. This charge covers the professional oversight and additional time required due to the unexpected issue.
Access Requirements: The inspection requires access to all areas of the property, except for tenant-occupied spaces, unless the gas point of entry is located within a tenant space. If access is not provided as required, the inspection will be deemed incomplete. A follow-up inspection will be necessary, and additional costs may apply.
Responsibility for BINs
Our inspection services are limited to the Building Identification Numbers (“BINs”) directly associated with the address provided to us for inspection. We are not responsible for identifying or filing any additional BINs beyond those supplied with the requested address. It is the sole responsibility of the customer and/or property owner to confirm and ensure that all BINs required to be filed for the property are included. Customers and/or property owners may verify this information by visiting the NYC Department of Buildings BIS website at
Price Adjustment for Regulatory Changes:
Pricing provided in this proposal is based on current NYC Department of Buildings (DOB) requirements and laws in effect at the time of issuance. If the DOB implements new filing fees, increases existing fees, or if any law or rule is amended in a way that affects the scope, access requirements, or procedures for LL152 inspections (including but not limited to Local Law changes), the pricing in this proposal is subject to modification. Any necessary adjustments will be communicated to the client prior to scheduling or filing.
By accepting this estimate, you acknowledge and agree to these terms. Any charges incurred for the additional time on-site will be included in the final invoice.
